Polymer-Modified for Maximum Durability
Polymer Modified MasterSeal (PMM) is a high-solids asphalt emulsion pavement sealer fortified with synthetic polymers that are hot blended during manufacturing for added adhesion, flexibility and toughness.
With no water dilution required, PMM provides a high-solids coating for added durability and long-lasting pavement protection. The polymer-modified formula helps protect asphalt pavement from the damaging effects of weathering, UV rays, chemicals and moisture while restoring a deep, rich black finish.

Surface Preparation
Proper surface preparation is essential for a long-lasting, successful sealcoat. For newly paved asphalt surfaces, allow a minimum curing time of four weeks under ideal weather conditions (around 70°F) before applying. All surfaces must be clean and free of loose material, dirt and dust.
Before Sealcoating:
- Fill pavement cracks with SealMaster hot-pour or cold-applied crack filler
- Treat grease, oil and gasoline stains with SealMaster PetroSeal or PrepSeal
- Remove dirt, dust and loose material from the pavement surface
Mixing Procedures
For optimum results, mix Polymer-Modified MasterSeal to a uniform consistency using the recommended mix design. Based on 100 gallons of PMM for ease of calculation.

NOTE: If required, a small amount of water may be added to facilitate application of the mixed material.
Application
For optimum performance and durability, apply a minimum of two coats of Polymer Modified MasterSeal (PMM). A third coat may be applied in high-traffic areas such as parking lot entrances, exits and drive lanes for added durability. Allow each coat to dry thoroughly before applying the next coat. After the final application, allow 24 hours before opening the pavement to vehicle traffic.
Important:
Temperatures must be above 50°F during application and remain so for at least 24 hours afterward. Do not apply when rain is imminent or forecast.
Coverage
When properly mixed and applied, one gallon of PMM Concentrate will cover approximately 85-95 sq. ft. per coat or 9.4-10.5 sq. yd. per coat.
