Liquid Road Ultra is a polymer-modified, fiber-reinforced asphalt emulsion pavement coating designed for long-lasting pavement preservation. The formula is pre-blended with specially graded aggregate to create a tough, slip-resistant surface treatment. It replenishes binder lost through oxidation and weathering while helping protect asphalt pavement from UV rays, chemicals and moisture intrusion. Ideal for commercial parking lots, Liquid Road Ultra provides added durability for drive lanes, entrances, exits and other high-traffic areas.

For Parking Lots
Surface Preparation
Proper surface preparation is essential for a long-lasting, successful sealcoat. For newly paved asphalt surfaces, allow a minimum curing time of four weeks under ideal weather conditions (around 70°F) before applying. All surfaces must be clean and free of loose material, dirt and dust.
Before Sealcoating:
- Fill pavement cracks with SealMaster hot-pour or cold-applied crack filler
- Treat grease, oil and gasoline stains with SealMaster PetroSeal or PrepSeal
- Remove dirt, dust and loose material from the pavement surface
Mixing Procedures
Mix Liquid Road Ultra thoroughly before application. If needed, a small amount of water may be added to facilitate application.
Application
For optimum performance and durability, a three-coat application process is recommended for parking lots.
First Coat: Apply Liquid Road Ultra by squeegee to drive lanes, entrances, exits and other high-traffic areas, excluding parking stalls, at a rate of 45-55 sq. ft. per gallon. Allow the first coat to dry thoroughly.
Second Coat: Apply Liquid Road Ultra by squeegee to the entire pavement surface at a rate of 45-55 sq. ft. per gallon. Allow the second coat to dry thoroughly.
Finish Coat: Apply Liquid Road Ultra by spray to the entire pavement surface at a rate of 45-55 sq. ft. per gallon. Allow the final coat to dry for 24 hours before opening the pavement to traffic.
Important:
Temperatures must be above 50°F during application and remain so for at least 24 hours afterward. Do not apply when rain is imminent or forecast.
Coverage
For parking lot applications, one gallon of Liquid Road Ultra will cover approximately 45-55 sq. ft. per coat or 5-6 sq. yd. per coat.
